Tile Roof Repair
While tile roofs can last for more than a century, this doesn't mean they don't sometimes require repairs. Even a tile roof can develop leaks because it is not the tile that is usually a problem but the felt beneath the tile. This felt is usually an asphalt-based material that becomes brittle as it ages. Eventually, this felt can crack and allow water to get through. If your tile roof is leaking, our roofing technicians will remove the tiles from the roof, replace the felt underlyment, then re-install the tiles.
Along with leaks, sometimes tiles crack or slip. In this case, individual tiles can be replaced with the closest match possible.
Shingle Roof Repair
There are a few types of repairs most common with shingle roofs. Because composite shingles are asphalt-based, the shingles will age and become brittle after years of exposure to the sunlight, eventually cracking and leading to leaks. You may see granules washing off into the gutter or your shingles may curl. This indicates that the roof needs to be replaced, not repaired.
Roofs that are less than ten years old should not leak. Instead, you may find shingles that have fallen or blown off. Another common problem is exposed intermat which means the granule or mineral surface has worn off the expose the fiberglass mat. Shingles may also become broken due to wind or storm damage. Individual broken shingles can be replaced.
Repair or Replace?
Deciding whether you should repair or replace your roof is a big decision. After all, you do not want to reroof your home too soon and waste thousands, nor do you want to wait too long and deal with the damage of a leaking roof. The following signs indicate it's time to replace, not repair a shingle roof:
- Your roof is more than 20 years old or your roof was installed over another layer (for asphalt shingle roofs)
- You have shingles that are buckling or curling
- You have missing or damaged shingles in the valleys
- You have many missing shingles
- Your shingles are losing the granule layer and exposing the fiberglass mat
While no one wants to deal with the expense of roof repairs, this is certainly not something that should be put off. Delaying necessary roof repairs can allow water to penetrate your roof and cause even more extensive damage to your home and belongings.
